You may have seen the recent news that new home sales dropped 13.7% in May—the sharpest decline since 2021. It’s the kind of headline that makes people pause, whether they’re thinking of moving now or simply trying to keep up with what’s happening.
As someone who’s worked in this industry for years, I can tell you: these shifts don’t always hit overnight, especially here in Indiana. But they do set the tone—and paying attention early can make a big difference later.
Here’s what I’m seeing right now in our local market:
- Buyers aren’t rushing—but they’re watching. With rates where they are, most buyers are thinking carefully. The homes that move are the ones that feel like a solid long-term investment—well-maintained, well-priced, and marketed clearly.
- Sellers have to be strategic. Gone are the days when you could list on a Thursday and have five offers by Saturday. Now, thoughtful pricing, strong visuals, and the right timing matter more than ever.
- Unique properties still stand out. Homes with land, barns, usable outbuildings, or flexible layouts are getting noticed—especially if they’re clean and functional.
Even if you’re not planning to buy or sell right now, it’s still worth understanding where things stand. Real estate doesn’t just affect the people moving this month—it influences home values, taxes, development, and long-term plans for all of us.
So no, the sky isn’t falling. But yes—things are shifting. And in my experience, those who pay attention early are in a much better spot when their time to make a move does come.
